Record Breaker? $65M Compound in Tennessee Is Set To Be the State’s Largest-Ever Home Sale

A high-luxury, 383-acre compound in Franklin, TN, has hit the market for $65 million, making it the state’s most expensive home listing.

If the sellers get anywhere near their asking price, the property will also set a record as Tennessee’s largest-ever residential real estate transaction. The current holder of that title rang in at $28 million in 2010.

According to The Wall Street Journal, the property, dubbed Twin Rivers Farm, is owned by Larry Keele, a co-founder of investment manager Oaktree Capital Management, and his wife, Leiyan Keele.

‘One of the most beautiful settings’

The five-bedroom, 11,000-square-foot main house was completed in 2018, after nearly three years of construction.

“There is no question why the property was picked to develop this incredible home,” says listing agent Dan McEwen, of McEwen Group. “The farm itself is the No. 1 most impressive part of the property. It has two streams that come together. They built this gorgeous covered bridge next to a 5-acre, spring-fed lake. When you pull through the gates, you pull into one of the most beautiful settings.”

The home was designed by architect Steve Giannetti to embody a seamless transition between the indoor and outdoor spaces. Basketball and tennis courts, miles of hiking and biking trails, a world-class fitness center and spa, an lawn-chess set, and organic greenhouse give the place a resortlike feel.

“The home itself was so well done and thought out,” McEwen says. “What makes this property also so unique is that there are so many different experiences you can have here. … This is one of the most significant homes in the Southern United States.”

High-end home

A state-of-the-art swimming facility—equipped with a retractable roof, a putting green, an observation tower, and entertainment pavilion—is just one of the home’s many ultraluxurious features.

“There is a sitting room off of the [primary] bedroom that has cashmere wallpaper,” McEwen notes. “Almost all of the wallpaper was hand-drawn for that house, and all of the lighting is custom to the home. The finishes are works of art. The fireplaces and finishes in the kitchen are brass. The marble patterns in the [primary] bathroom look like flowing water. The theater room is very beautiful. There is a secret door that, when you pull a book, opens up to the basement where the game room is.”

The enormous property was seemingly designed for entertaining and overnight guests, with its two-bedroom guest cottage and a gorgeous one-bedroom apartment about the animal barn. There’s also a two-bedroom residence in the stables, where the farm manager lives.

Buyers should note the majority of the 383-acre lot is in a land trust.

“All but 17 acres is in a land trust, so it is protected,” McEwen says. “You can do anything you want with those 17 acres and could even subdivide the land. Franklin is the last farming valley that hasn’t really changed. It’s about a half an hour to get to Nashville and is located in a protected valley that hasn’t been developed.”

McEwen believes the estate will likely be enjoyed as a family’s main home.

“The sellers used it as a primary residence,” he says. “I could see a family relocating to Tennessee from out of state, wanting a farm setup. We have already had interest in the home, and it hasn’t been on the market that long. The buyer will probably be someone who owns multiple homes, as well.”
