Leasing launches at waterfront rental Astoria West, with apartments priced from $2,920/month

A new three-building development in Astoria with hundreds of apartments officially launched leasing on Tuesday. Developed by Cape Advisors, Astoria West, located at 30-77 Vernon Boulevard faces the tiny urban “beach” Hallet’s Cove and contains 534 rentals and more than 40,000 square feet of amenities. Available units range from studios to two bedrooms, priced from $2,920/month.

Designed by Fogarty Finger, Astoria West has apartments with a variety of layouts, expansive storage space, abundant natural sunlight, large bedrooms, and nine-foot ceilings. The property’s waterfront location offers residents incredible views of the East River and Manhattan skyline. Select units include outdoor spaces like garden terraces, patios, and roof decks.

Current availabilities start at $2,920/month for studios, $3,163/month for one-bedrooms, and $4,675/month for two-bedrooms. There are also two penthouse units listed, both with two bedrooms and private outdoor space, priced from $6,081/month. Pricing reflects the net effective rent.

Other features of the residences include oversized custom windows, in-home washers and dryers, central heating and cooling, and wide, plank-style flooring. The kitchens are equipped with state-of-the-art appliances, and the bathrooms include deep soaking bathtubs, custom cabinets and vanities, polished chrome fixtures, and ceramic tiled flooring.

“Astoria West signifies our first development in Queens and the site itself could not have presented a more ideal opportunity for our entry into this thriving market,” Craig Wood, CEO of Cape Advisors, said.

Wood continued: “Astoria possesses some of the last remaining waterfront land available for residential development in the city and boasts expansive parks as well as a booming creative community anchored by one of the most popular and diverse food and restaurant scenes.”

Astoria West’s amenity package includes a rooftop with a private pool club, lounge area, and waterfront deck with BBQ grills and cabanas. Other outdoor amenities include a private outdoor inner courtyard and garden.

Indoor amenities include a large co-working lounge, private work rooms, a game room, a media room, a billiard room, a karaoke room, and a children’s playroom. Fitness-related amenities include a state-of-the-art fitness center, a movement studio, and a golf simulator.

Astoria West also has an on-site cafe and bar, and an indoor parking garage with 276 spaces. For residents who take public transportation, the property provides shuttle service to the N and W subway trains.

Residents will have easy access to 60 acres of green space at the nearby Astoria Park, and all of the entertainment, leisure, and dining options the neighborhood has to offer.

Thirty percent of the residences at Astoria West offer affordable housing for middle-income New Yorkers. A housing lottery opened last March for 36 middle-income units at Astoria West. At the time, the developers were offering new residents two months free on a two-year lease or one month free on a one-year lease, as well as free access to select amenities for one year. Additionally, for residents signing a two-year lease, up to $1,000 in moving expenses would be reimbursed.
